India is the fifth largest economy in the world and it's the largest democracy. India has the second largest GDP among emerging economies, based on purchasing power parity. India also ranks as the 11th largest economy in terms of industrial output and has the third largest pool of scientific and technical manpower.

Until 1991, the Indian economy, designed largely on a socialistic pattern, was characterised by a highly regulated business environment, a pervasive license system, and high tariff barriers. Sweeping reforms since introduced by successive governments have radically changed the course of the economy. Today the Indian economy is far more simple, liberal, transparent and geared towards promoting private investments, both domestic and foreign. External trade has been liberalised, tariffs steadily lowered and import controls progressively reduced, while the few that remain are proposed to be freed within a fixed time frame. Tax rates, both corporate and personal, have been rationalised and are at present amongst the lowest in the world.

There exists today, a strong political consensus on the current economic policies, not only at the central level but also amongst all states, that ensures the continuation and progressive strengthening of investor friendly policies.

Goa, once a haven for holidaymakers looking for a break, is now set to zoom up top retailers' charts. The union territory will soon see an influx of major brands, with real estate giants. Not surprisingly, land prices are ready to shoot through the roof.

Goa is going through a 'revamp' with companies buying large spaces in its cities with 'vast potential to grow' to set up malls and shopping arcades. Builders like Gera developers, Parasvanath and DLF (all first time entrants to Goa) plan to develop offices-cum-shopping malls.

 

In addition, many branded retailers are mulling exclusive showrooms here. As a result, land value has shot up with average prices of Rs 2,500 to Rs 3, 000 per sq ft having doubled. In places like the capital Panjim, prices have increased five-fold. Land prices are expected to rise further in the next ten years

 

Real Estate Investment in India
 
The growth curve of Indian economy is at an all time high and contributing to the upswing is the real estate sector in particular. Investments in Indian real estate have been strongly taking up over other options for domestic as well as foreign investors.

The boom in the sector has been so appealing that real estate has turned out to be a convincing investment as compared to other investment vehicles such as capital and debt markets and bullion market. It is attracting investors by offering a possibility of stable income yields, moderate capital appreciations, tax structuring benefits and higher security in comparison to other investment options.
 
A survey by the Federation of Indian Chambers of Commerce and Industry (FICCI) and Ernst & Young has predicted that Indian real estate industry is poised to emerge as one of the most preferred investment destinations for global realty and investment firms in the next few years.
 
The potential of India's property market has a revolutionizing effect on the overall economy of India as it transforms the skyline of the Indian cities mobilizing investments segments ranging from commercial, residential, retail, industrial, hospitality, healthcare etc. But maximum growth is attributed to its growth from the booming IT sector, since an estimated 70 per cent of the new construction is for the IT sector
